Special Situations

PRP invests in thematic special situations to acquire distressed or miscapitalized assets across the country.  These opportunities span product types—retail, office, data centers, and more—allowing us to continuously and strategically diversify, therefore strengthening our portfolio based upon market conditions.
Each transaction is bespoke. In the Washington, D.C. market, for example, our vertically integrated team manages thriving trophy office buildings on Pennsylvania Avenue, an office-to-residential conversion welcoming hundreds of happy residents, and a beloved neighborhood retail center listed on the National Register of Historic Places.
Additionally, PRP has acquired, re-entitled, and sold land for data center development demonstrating our ability to adapt our strategy to meet both market opportunities and tenant needs.  By maintaining flexibility in our investment mandate, we are able to quickly identify, act, and reimagine opportunities that align with market trends and investor appetite.

Each transaction and opportunity is unique. We have the vertically integrated team needed to rapidly evaluate deals, acquire underperforming assets, and make the necessary improvements to increase value. Ultimately, our adaptability is a source of strength. It enables us to pursue diverse opportunities without losing focus on the fundamentals that create lasting value for our investors.

Leveraging our nationwide connections and advanced research tools, we uncover high-value opportunities others simply can’t access.
